It’s Important to Be Driven.

Khoshbin arrived in the United States when he was 14 years old and soon after started selling used goods at a local swap meet while still in high school to make money. When he was 16, he began his first official job working at Kmart making $3.15 per hour mopping floors and picking up abandoned shopping carts in the parking lot. He was promoted to Sporting Goods Assistant Manager after just one year with Kmart and received the “Employee of the Month” award four times.

Examine Your Failures and Adjust Your Plans.

When Khoshbin was 18, and in his last year of high school, he started his own business of selling nuts door-to-door. He was able to lease a small office, purchase enough supplies of mixed fruits and nuts, bags, a scale, a bag sealer, and used his dad’s computer to create labels. Things were going well until he had to shut down when he realized he didn’t have an approved food packaging facility and the costs to upgrade were too high.

Sometimes things don’t work out exactly as we think they will. That’s ok. As you take a moment to course correct around any obstacles that come up, remember never to give up.

Double down on Projects You’re Passionate About.

Khoshbin knew it was only a matter of time before he was back in the entrepreneurial game. When he was 20, a friend of his dad’s approached him about investing in a Mobile gas station. He jumped at the chance to be an entrepreneur once more, but when the loan company turned out to be a fraud, Khoshbin lost everything.

Change Your Mindset to Achieve the Impossible.

After losing his savings to an investment-gone-wrong, Khoshbin had no income and no job. He decided to obtain his real estate license and then started working as a loan officer for a mortgage company in the early 1990s. After about six months, he started his own realty and mortgage company and the rest, as they say, is history.

Today Khoshbin oversees all aspects of The Khoshbin Company, which has a real estate in six US states totaling well over 2.2 million square feet.
